2009-11-20 23:40:05 - A stunning Frank Lloyd Wright-influenced home on Route 69 in Burlington, Conn., will be sold at auction on Saturday, Dec. 5, at 12 noon, by Litchfield Real Estate Auctions, LLC (Mary Helen Levine, broker) and Tim's, Inc., based in Bristol, Conn.

(BURLINGTON, Conn.) - A stunning Frank Lloyd Wright-influenced home on Route 69 (Milford Street) in Burlington will be sold at public auction on Saturday, Dec. 5, at 12 noon. A preview will be held from 11-12. The house and property are being sold by Litchfield Real Estate Auctions, LLC (Mary Helen Levine, broker). Tim's, Inc., based in Bristol, Conn., will

be auctioneer for the sale.

Interested parties will be required to bring a $20,000 certified check, bank check or cash in order to bid. No personal checks will be accepted. The final price is hammer (highest accepted bid) plus a 10 percent buyer's premium. The property is for sale as is, where is (47 Milford St., Rte. 69, Burlington). The house has 6 rooms and sits on 2 acres of land, which includes half an adjacent pond.

“This is an exceptional opportunity for someone to purchase at auction a truly outstanding home that was built in 1950 by John Hinman, the former owner of Hinman Lumber, who spared no expense and used top quality throughout,” said Ms. Levine of Litchfield Real Estate Auctions, LLC. “The attention to detail could not be replicated today. A new owner will restore it to its original beauty.”

Ms. Levine was quick to point out that this is not a distress sale or foreclosure, nor is it the result of back taxes owed. “The longtime elderly owner is simply downsizing and moving out of state,” she said. “Otherwise, he would remain in the home as the family has since it was built in 1950. Who wouldn't want to own this gorgeous home, built with only the finest materials on park-like grounds?”

The house features two bedrooms (one upstairs, one on main level) and two full baths, a den, dining room, large kitchen and a large living room with stone fireplace. The structure was built on solid bedrock. Other pluses include a flagstone chimney, oak flooring, a wrap-around deck, a generator (very reassuring for the winter!) and a lovely small fountain and fish pond – a dream for any naturalist.

About eight years ago a large two-car garage with a third door (for easy driving out the back) was constructed, adding to the desirability of this remarkable home. A stairway leads from the garage to an upstairs loft with hardwood floors that could be utilized as a work area or for storage. It is wired for electricity and is insulated. In addition, a circular drive offers easy access to the garage and main home.

Burlington is located in the north central portion of Connecticut, west of Hartford. Bristol is to the south, New Britain to the southeast and Torrington to the northwest.
Offers would be entertained prior to the auction date. The house is available for immediate move-in. Call Mary Helen Levine for further details, at (203) 574-2111, or (203) 525-4753.
