Scott Wilson Architect, LLC, of Franklin, Tenn., and Mossy Ridge Construction, of Nashville, Tenn., have captured two 2012 Master Design Awards presented by "Qualified Remodeler," the original, authoritative voice of the remodeling industry, at its Qualified Remodeler Awards Gala recently in Baltimore, Md.

The two firms won the Master Design Awards in the categories of "Green Remodeling, Over $250,000," and

"Historically Sensitive Renovation, Over $300,000," for their renovation of a 77-year-old, Craftsman style Oakland Avenue residence in Nashville, Tenn. The firms were among 38 residential remodeling/design/construction firms from across the country chosen for the 2012 Master Design Awards, the oldest and largest national remodeling design competition in the U.S. These firms were also recognized in the September 2012 issue of "Qualified Remodeler."

Scott H. Wilson, A.I.A., LEED AP, explains the design opportunity, "The existing home is located in an older neighborhood with a Historic Overlay in place requiring that any alterations to existing buildings adhere to and maintain the historic fabric of the structure and community. This particular home had been remodeled several times and had become a series of small awkward spaces with low ceilings and several different levels on the main floor. The existing living areas were separated from each other and had no strong connection to the outside."

Initially the project began as a speculative venture, increasing the home from 1,700 square feet to 3,000 square feet. In addition to designing the renovated home to sell in a tight market, Wilson and Mark Fenelon, owner of Mossy Ridge Construction, wanted to obtain Green Certification for this home, making it unique among the other homes available in the neighborhood. This Green Certification insures the new owners that their home uses less energy, requires less maintenance and has less impact on the environment than a conventionally constructed home might have.

In accomplishing both goals, the renovated home features an open plan that includes access and views of the rear yard from the main living areas, as well as the master suite. The new staircase is located in a two-story glassed-in corner that lets natural light filter into the kitchen, upstairs bonus room and interior hall via interior windows. Natural light is available to every space on the main level, including the master bedroom closet.

Wilson indicates, "The outdoor space centers on the new deck built around existing trees to preserve them and the shade they provide to both outdoor spaces and inside spaces. The rear yard has be preserved and serves as a private refuge with the placing of a new detached garage giving the new owners additional privacy."

This natural light and the preservation of the trees are part of the process of making the new structure a Certified Green building. The design features complement the construction materials and techniques, such as spray foam insulation; high efficiency heating, ventilation and air conditioning systems; water-saving plumbing fixtures; and low VOC paint to achieve the certification for the home.

Wilson points out, "The exterior of the home remains true to its historic Craftsman style with the large wood brackets, porch details and rooflines defining the original home from the new additions. The renovation striped away several layers of poor additions, letting the home reflect its original design while the new space makes the home livable and environmentally sensitive in a manner that compliments rather than changes the original design."

"In this challenged economy, our awards' judges were impressed with the design excellence, innovation and value that these firms provided their clients," commented Rob Heselbarth, "Qualified Remodeler" editorial director.

From bathroom remodels to whole house renovations, the awards program recognizes remodelers, architects, builders, kitchen and bath specialists, and other professionals for outstanding project design and construction. More than 80,000 residential remodeling professionals were invited to apply for this year's awards program. A panel of industry experts reviewed each of the entries and selected the winning projects based on aesthetic appeal, construction techniques, handling of unusual situations, attention to detail, functionality of space, financial success and overall impression.
