2013-03-19 14:55:38 - A designer-ready, customizable Penthouse goes for $5,861,500 at the premier condominium building in Boca Raton, Florida, and is followed by the sale of a unique two-story Beach Villa for $5,150,000.
BOCA RATON, Fla. – During what is anticipated to be its final selling season, the developer of One Thousand Ocean reports two closings in March 2013 totaling approximately $11 million in new sales volume. Located at the tip of a private peninsula, surrounded by water on three sides, and adjacent to the Boca Raton Resort’s Boca Beach Club, the iconic building is now 91% sold out.
Premier Estate Properties in Boca Raton brought the two buyers, both of whom are local, to the prestigious Ocean-to-Intracoastal property.
The most recent transaction, for the final available two-story Beach Villa at One Thousand Ocean, closed at $5,150,000, or $1,135 sellable square foot. The unique three-bedroom, four and one-half bath residence features 4,538 sellable square feet
plus 1,123 square feet of terraces. Highlights include a private entrance, sweeping southern and western exposures, an elevator, private plunge pool, outdoor kitchen, and private two-car garage. The residence also has its own stairway leading to an additional private terrace where a private cabana and miles of southward views await.
Director of Sales Maria Scarola said that moving to the amenity- and services-rich building represents a transition in lifestyle for the buyer. “They are moving from a very large single-family home in order to make their lives easier. They grew tired of maintaining the lawn, pool and other areas of her residence. Furthermore, as members of the Boca Raton Resort & Club, they appreciate that One Thousand Ocean is situated adjacent to the Boca Beach Club and just across the water from the main resort campus,” Scarola pointed out.
Maxine Adler of the Adler Network, inc., whose public relations firm coordinates the events and publicity for One Thousand Ocean, said the buyer had visited the building several times the same week that a marketing event was held in the Beach Villa, then made an offer. “Once again, in just days following an event, another fabulous residence sold,” she noted.
The buyer was represented by Premier’s Carmen D’Angelo.
Earlier in March, a completely customizable, designer-ready penthouse with direct east views over the ocean sold for $5,861,500, equating to $1,415 per sellable square foot. The space has 4,142 sellable square feet and an additional 1,450 square feet of terrace. A private elevator lobby, 14-feet ceilings, private two-car garage and private pool-deck cabana are included.
“Scot Karp with Premier brought the buyer who made an offer within several days. The buyer is thrilled to be able to build out the space to his specifications, and to have representatives of the development team supervise the process through One Thousand Ocean’s Concierge Build-Out Program,” Scarola explained.
“All of this activity demonstrates there is a strong market for our product,” said Jamie Telchin, president of development with LXR Luxury Resorts & Hotels. “Prospects tour the property, are impressed with what they see, and close quickly for cash. They appreciate the building’s exclusivity and proximity to the resort. They also know values are being maintained here.”
Currently five new residences remain at One Thousand Ocean, including two move-in-ready residences and three customizable penthouses. Prices are from approximately $3,000,000 to $12,950,000. For further information, visit www.onethousandocean.com or call (561) 869-5000 to arrange a private showing.
