Los Angeles, CA - A seven-step prep job for exterior painting gets the job done right say Los Angeles painters.

The first thing is the surface must be clean. Robert Myers with R&S Painting Plus recommends cleaning with a good pressure washed and a detergent designed to clean exterior walls. Once clean, thoroughly rinse the wall with clean water.

“Remove loose paint,” he said. “This is hard work. It means getting out there with a wire brush or a scraper. You don’t have to remove ALL the old paint, just what’s flaking. Old paint can be sanded down before priming and painting.”

Repairs are next. Mr. Myers said there’s little point in painting over something that’s damaged. All that does is hide a

problem. A hidden problem can get worse and the property owner never know about it, he said. When repaired, sand it down.

“You’re going to pull old caulk next. You need to replace it with a paintable caulk. You pull the old caulk because it won’t hold up much longer than the paint and you need to see if there’s any hidden damage,” he said. Recaulk with a paintable caulk, preferably a 35-year siliconized caulking.

Windows should be re-glazed if they have glazing around the glass. Some windows don’t. ”Be careful here because the glass can come loose and then you’ve got another repair job,” he said. “And, you’ll probably have broken glass to deal with.”

The next step is to cover flower beds and lawns. Old bed sheets that can be discarded work fine for this. Do not use plastic on landscaping, this can burn the plants

“Now it’s time to prime!” he said. “You need to get quality primer for any bare wood and places where you made repairs. Remember there’s no substitution for proper prepping and priming before painting. Do not prime when the temperature or surface is too hot, because the primer can dry too quickly not allowing for proper penetration on the wood.”
